This is a business proposal to help you sell your property

Has it been on the market for a while and you are struggling to get it off your hands?

You want to move to another property that costs more money and don’t have enough so you could use some extra money?

You know that it can be sold for a higher price but haven’t got the time, energy, funds or skills to do the renovations and project manage the works?

We would offer our services to help you refurbish the property, improve the overall quality of it in terms of layout, materials used and a more contemporary clean commercial look. This would raise the value and you can then sell it at a higher price than what you would right now in its current condition.

We have a vast knowledge of plumbing lighting flooring, roofing, gardening, interior design and all kinds of aspects related to refurbishments, which makes us confident we can certainly achieve higher returns when you sell.

By facilitating this you don’t have to invest any of your own money into a property you don’t or won’t live in anymore which is a big advantage as you will still get the rewards of it.

We will supervise the entire renovation project so you wouldn’t need to worry about nothing as it would be taken care of by our reliable local team. We will also provide assistance in promoting it afterwards in order to sell through different channels: estate agencies, auction houses and industry websites.

We will do all the Due Diligence necessary researching the market to find out how much should be spent on the work, what other properties in the same area have been sold for and enquiring with local estate agents how much the property can potentially be sold for after being renovated.

We charge a percentage of 10% of the purchase price or a fixed fee of £10.000 upon completion of the sale.

Note that the costs of the renovation work itself are NOT included in our services, we will carry them out and pay for them but all the building materials and all the tradesmen involved will have to be paid from the Sale price as well.

Furthermore we might be able to sell directly to a buyer without an estate agency which means you wouldn’t have to pay their fees which are usually around £2500, as we get paid on the date of the sale, it is also in our best interest that the property is sold ASAP.

Always ensuring that even after paying for our fees you still have a higher profit than you would before anyway!

A contract done by a property solicitor will be provided to protect the interests of both parties and give you the security you need from us.
