We will rent your property and do serviced accommodation for business visitors on short stays. We will look at ways to improve it through interior design and enhance the potential of the property to maximize the return. We also include small maintenance services and we have a dedicated professional team of reliable people to make it happen. Everything will be done by the book with a commercial contract between you and us from a property solicitor. Locations: London, Birmingham and Manchester

Are there any costs for me?

There are solicitors fees for drafting the contract and the redecoration of the property which could be your responsibility or mine, this can also be negotiated between us. Sometimes things like a division needs to be placed to do a wall in the living room for example, or an extra bathroom, flooring, fire doors/ alarms, each case is different

Who stays there?
Travellers - groups of family that want to stay together instead of separate hotel rooms, executives who are there for business purposes attending meetings, students for small training programs, contracted professionals (doctors, athletes) national and international tourists for short cultural breaks.
We put our name on the contract so we take full responsibility for any damage that might occur, having said that all guests are verified and vetted. Furthermore to avoid any surprises our guests also have a pre-authorise caution of £500 in case anything happens and sign a contract taking full responsibility for any eventual incidents

How quickly could this happen?

If the property is vacant I just need to: make an assessment to study the market in that area, study the look and layout of the property, select/ purchase/deliver/assemble the furniture so in the space of a week it could be all done. If it's not vacant then you would need to give notice to the existing tenants to move out, so 1 month.

How reliable is this service?
We offer 24/7 on-call service and regular housekeeping to our guests, who are given clear guidance on how to be considerate neighbours besides being verified and vetted

Can you explain further details of the process step by step?
​
Phase 1: We will prepare it to be serviced, redecorate it using the existing furniture where possible mixing with brand new as well, improve the lighting and safety system if and where needed (fire alarm, emergency exit plan, fire extinguishers, safety alarm and liability insurance) Any alterations would pass through you to give us consent to do it first if you are happy with the materials, colours, etc

Phase 2: We prepare a Welcome pack in several languages with all the rules of conduct (so neighbours are respected at all times) and information about the amenities with directions to the local transports, taxis, supermarkets, shops, restaurants, take aways, main tourist attractions, etc
​
Phase 3: Doing professional top quality photographs and virtual tour 180º video, write an amazing description and post it online. Once it's live on dozen of different platforms we keep it to the highest standard possible through regular housekeeping and do our best to look after it as if it's our own. So we have happy guests as we aim to get 10 out of 10 feedback from them and from yourself.
